Click a Room, Get the Square Footage: How Our One-Click Room SF Tool Works
Flooring, paint, tile, insulation, cleaning scopes — half the numbers in a finish estimate are just "how big is that room?" And in a traditional takeoff tool, the answer is earned one corner at a time: click, click, click, click around the perimeter, close the polygon, read the area, next room. A full house is a hundred clicks; a commercial floor is an afternoon.
In Foreman AI it's one click. Click anywhere inside a room and it fills — a clean polygon lands on the sheet, and the square footage is computed at the plan's real scale. Click the next room, and the next. A whole floor's areas take about as long as reading this paragraph.
Two models, one click
The interesting part is what happens under that click, because the "obvious" approaches all fail on real drawings:
- If you just flood-fill from the click (the classic magic-wand trick), the fill escapes through every doorway, every window opening, every gap where the wall poché breaks — and you get one giant blob instead of a room.
- If you only use detected walls to fence the fill in, you need a perfect, fully-closed wall map — and real permit plans are full of legitimate openings.
So the Room SF tool combines two of our own trained models. Our room model learned what "room space" looks like from real plans — it's robust at knowing inside from outside even across a wide cased opening. Our wall tracer contributes the crisp wall geometry. The room model contains the fill, the wall lines separate neighboring spaces, and a watershed pass splits what's left into individual rooms so your click returns exactly the one you meant. Click on a wall or a room label by accident? It snaps to the nearest room center instead of failing.
Then the polygon gets cleaned up the way an estimator would want: the raw fill is pixel-jagged, so we square it into the straight-edged, right-angled outline the room actually has — and the square footage is computed from the polygon you see on the sheet, not from some hidden raw mask. What you see is literally what got measured.
Honest numbers, verifiable on-sheet
We validate this tool against rooms with dimensioned areas on real plans, and the practical accuracy on typical rooms lands within a couple of feet of truth. When we upgraded models, we compared candidates room-by-room against measured plans and shipped the one with the tighter boundaries — not the one with the prettier benchmark score. That's a choice you can only make when you own the models.
And the output is deliberately an estimate you can check, labeled as such: the polygon sits right on the sheet where you can see whether it grabbed the closet or stopped at the cased opening. If it's wrong, you fix or re-click — nothing goes into your estimate sight unseen. One click for the speed, your eyes on the sheet for the confidence.
Why not just ask a vision AI?
You could screenshot a plan into a general-purpose AI and ask "how big is the master bedroom?" — and you'd get a confident number with no polygon, no scale awareness, and no way to audit it.
